These terms and conditions apply to the use of our website and the purchase of our online courses and digital training materials.

Please read them before making a purchase.

2. Our courses

Bed and Breakfast Academy provides online training for people interested in starting, buying, running or marketing a bed and breakfast business.

Depending on the course purchased, materials may include video lessons, written guidance, worksheets, templates, checklists and other downloadable resources.

The contents of each course are described on its sales page.

Our courses provide general information and practical guidance based on experience and research. They do not replace professional legal, financial, tax, planning or other specialist advice.

Although we take reasonable care to ensure the information is accurate, legislation, regulations and industry practices can change. You are responsible for checking current requirements relevant to your own circumstances.

We cannot guarantee particular business results or financial outcomes from completing our courses.

3. Purchasing a course

Course prices are displayed on the relevant sales pages in pounds sterling (GBP).

Bed and Breakfast Academy is not currently VAT registered, so VAT is not added to the advertised price.

Payment must be made in full at checkout using one of the available payment methods.

Once your order has been accepted, you will receive confirmation by email, together with instructions for accessing your course.

Please ensure your contact details are correct when making a purchase.

We may correct obvious pricing or description errors. If an error affects your order, we will contact you and offer the choice of proceeding at the corrected price or receiving a refund.

Payment plans are no longer available for new purchases. Any existing instalment agreements remain subject to the terms agreed when those purchases were made.

4. Course access

Purchased courses are delivered through our online learning platform, currently provided by Kajabi.

You will receive instructions for accessing your course after purchase.

You are responsible for keeping your account login details secure.

Your course access is intended for your own use. You may share access with a spouse, partner, co-owner or employee directly involved in the same B&B business, provided the materials are not distributed more widely.

You must not sell, transfer or share your course login with unrelated individuals or businesses.

Course access is subject to the closure arrangements in Section 6.

5. Downloading course materials

Course materials, including videos, workbooks, worksheets and other downloadable resources, may be downloaded and saved for future reference.

You may keep these materials after Bed and Breakfast Academy closes.

You may use them for your own learning and in connection with setting up, running or marketing your own B&B business.

You may also print copies for your own use.

You must not:

  • Sell or redistribute course materials.

  • Share course files with people outside your own B&B business.

  • Upload course materials to publicly accessible websites or file-sharing services.

  • Reproduce or adapt course materials for resale.

  • Use the materials to create or deliver your own training courses without written permission.

Copyright remains with Karen Thorne, trading as Bed and Breakfast Academy, or the relevant copyright holder.

Purchasing a course does not transfer ownership of its copyright.

6. Closure of Bed and Breakfast Academy

Bed and Breakfast Academy will close in June 2027.

New course enrolments are scheduled to close on 31 March 2027.

Access to the online learning platform will end onĀ 14th June 2027.

After this date, students will no longer be able to log in to the learning platform or access their courses through the website.

All course materials, including videos and downloadable resources, will be available to download before the platform closes.

Students should download and save any materials they wish to keep before the closure date.

We will send reminders to enrolled students ahead of the closure.

Downloaded materials may continue to be used in accordance with Section 5.

Unless separately agreed in writing, ongoing access through Google Drive or another online platform is not included in the course purchase.

The planned closure does not affect any statutory consumer rights or existing contractual rights.

7. Our 30-day money-back guarantee

Courses advertised with a 30-day money-back guarantee are covered by that guarantee.

If you purchase an eligible course and decide it is not right for you, you may request a refund within 30 calendar days of purchase.

You do not need to give a reason.

To request a refund, emailĀ [email protected] with your name and the email address used for your purchase.

Refunds will normally be made to the original payment method.

Where a refund is issued, your course access may be withdrawn and your permission to use downloaded course materials under the purchase will end, subject to your statutory rights.

The 30-day money-back guarantee is provided in addition to your statutory rights.

8. Statutory cancellation rights

If you purchase a course as a consumer, you may have a statutory right to cancel your online purchase within 14 days without giving a reason.

Special rules apply to digital content supplied online.

Where you expressly consent to immediate access to digital content and acknowledge that you will lose your statutory cancellation right once supply begins, that right may end when supply starts, provided all applicable legal requirements have been met.

If those requirements have not been met, your statutory cancellation rights remain as provided by law.

Different rules may apply to any services supplied as part of a course.

Our 30-day money-back guarantee remains available for eligible purchases regardless of whether the statutory cancellation period has ended.

To exercise a statutory cancellation right, email [email address] with a clear statement that you wish to cancel. You may use the cancellation form at the end of these terms, but this is not compulsory.

Where a statutory refund is due, we will process it without undue delay and within the period required by law, normally no later than 14 days after receiving your valid cancellation request.

Refunds will be made using your original payment method unless otherwise agreed.

Nothing in these terms limits your statutory rights under applicable consumer protection legislation, including the Consumer Rights Act 2015.

9. Course updates and technical availability

We may update course content to correct errors, improve explanations or reflect relevant changes.

We may also make reasonable changes to how courses are presented or delivered.

We will not make changes that materially reduce what you have purchased without addressing your applicable contractual and statutory rights.

We aim to keep the learning platform available throughout the advertised access period. However, temporary interruptions may occur because of maintenance, technical problems or circumstances outside our reasonable control.

We will take reasonable steps to resolve problems within our control.

10. Copyright and intellectual property

Unless otherwise stated, original content on the Bed and Breakfast Academy website and within its courses belongs to Karen Thorne, trading as Bed and Breakfast Academy.

This includes text, videos, worksheets, templates, graphics, photographs and other original training resources.

You may use purchased course materials in accordance with Section 5.

You must not reproduce, republish, distribute or commercially exploit our content beyond those permissions without written consent.

Third-party content remains the property of its respective copyright holder.

11. Website use

You agree to use our website lawfully and responsibly.

You must not:

  • Attempt to gain unauthorised access to the website or another user's account.

  • Introduce malicious software or interfere with website security.

  • Use automated tools to extract website content without permission.

  • Reproduce website content for unauthorised commercial purposes.

  • Use the website for unlawful or fraudulent activities.

We may take reasonable steps to restrict access where necessary to protect the website, its users or our legal rights.

Any action affecting a paid course will be handled in accordance with applicable contractual and statutory rights.

12. Responsibility and liability

We take reasonable care in preparing and delivering our courses.

However, decisions about starting, buying, operating or marketing a B&B remain your responsibility.

You should obtain appropriate professional advice where necessary.

We do not guarantee that completing a course will result in a successful or profitable business.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or any other liability that cannot lawfully be excluded.

Nothing in these terms removes or restricts your statutory consumer rights.

13. External websites

Our website and course materials may contain links to third-party websites and services.

These links are provided for information and convenience.

We do not control external websites and cannot guarantee their availability or accuracy.

Third-party services are subject to their own terms and privacy policies.

You may unsubscribe from marketing emails at any time.

15. Changes to these terms

We may update these terms and conditions from time to time.

Updated terms will be published on our website with a revised date.

Changes will generally apply to purchases made after the revised terms take effect.

We will not use revised terms to remove or reduce rights already acquired under an existing contract without a lawful basis.

16. Complaints and enquiries

If you have a question, concern or complaint about a course or our services, please email [email address].

We will make reasonable efforts to respond promptly and resolve any problems fairly.

17. Governing law
